ECP Principals


Joe founded ECP Commercial in 1986. This company was a dream for Joe beginning at 18 when he was managing apartments while attending college. Joe’s idea was to develop a full service, commercial real estate company much in the image of his first employer, John Burnham Company. Through those early experiences, Joe saw the power of what happens when management, brokerage and finance work together in a fully integrated business system.

Joe has handled virtually every type of commercial real estate transaction. From small lease renewals to the acquisition and entitlement of a 50 acre world class Water Park to multi-leg exchanges and now syndications and investments, Joe’s ability to assess and manage transactions is with few peers in our industry. Now, Joe’s focus is on managing acquisitions and dispositions for large family trusts as well as putting together acquisitions for the ECP Syndication Unit. Joe also manages the brokerage division for ECP as well as the SmartSpace unit.

Joe is passionate about his family as well as his activities. Joe is married to Pam with one child Daniel. Joe’s hobbies include skiing, hunting, fly-fishing, golf, landscape design. Joe has also been committed to the community. As the Founder and Past president of Home’s for Hospice, Joe led the effort to build a residential hospice care facility in his neighborhood in Del Cerro and is the Founder of both The Real Estate Society of San Diego State and The Real Estate Alliance of the University of California San Diego.


A native San Diegan, Pat started his 32 years in the construction and real estate business early, working his way framing homes and retail centers throughout San Diego then to project management with the Los Angeles based general engineering contractor, Chadwick & Buchanan, Inc.  He spent 8 years with the Dallas, Texas based amusement park developer, Wet ‘n Wild, Inc. where he developed and constructed water and family amusement parks throughout the U.S. and Latin America.  Pat returned to San Diego to join the real estate development company of OliverMcMillan to work on some of the most innovative mixed-use, urban infill projects in the United States.  He then joined Developers Diversified Realty Corporation, a NYSE listed Real Estate Investment Trust, as the Senior Project Manager for the Western States.  DDR projects included retail centers in cities west of the Rockies including major urban redevelopment and mixed-use commercial/retail developments.  After DDR, Pat joined San Diego based developer/builder Del Mar Heritage as a partner to oversee development and construction of multi-family residential projects throughout San Diego County.

Pat joined ECP Commercial as a principal in 2009 to oversee Management Operations and the Syndication Unit, focusing on the opportunistic acquisition of commercial properties utilizing multiple financing sources.  His expertise in research and financial analysis brings an added dimension to the ECP investment team.  He also handles all construction management and contract administration, and oversees ECP’s internal accounting and financial reporting to clients.

Pat earned a B.A. in Economics from the University of California at Los Angeles and an M.B.A. in Corporate Finance from the University of Southern California.  Pat holds a State of California general building “B” contractor license.
